The experience was great. It was just what we needed. We were able to relax and did see some whales and also two sea turtles in the cove in front of the Lania. The unit was in good shape however, the entry screen door needs work. The building is starting to show bad conditions and need a lot of cosmetic work.

Property was in a great location and had a great view of the ocean from the lanai. Could see turtles and whales from the room! Covered parking was great and communication with the property manager was easy and they helped if there was any questions that you had. Was a first visit to the big island and would stay there again next time we visit!

Quick & easy scheduling, setup, & rental. Great location with easy access to local restaurants, shopping, beaches, & Kona area. Everything as described & all went well from check in to checkout.

Well stocked in general. Beach chairs, coolers, umbrella, boogie board, beach towels,sunscreen, bug spray spices. Wayne responded fast.
Air conditioner is a mini split in LR. There are fans to blow air around.

The view was great, and overall a good experience. Parking was easy and there is an elevator if hauling up luggage and supplies to 3rd level. The condo AC was great for late afternoon and evening temps. We enjoyed sitting on the Lani and watching the surfers, Honu and the listening to the rhythm of the ocean.
Cons, condo is a little outdated , furniture wise and some items need to be replaced due to rust. The dust also was caught on rust; example the lamps on the bedside. Decorative pillows had stains which makes guest uneasy especially if they are on the bed . There is a pool but we never used or went in. It had no appeal.
Overall satisfied.

I had an incredible stay at Kona Bali Kai 317, with its waterfront setting and breathtaking ocean views from both the bedroom and living room. It was impressively practical and thoughtful, making it easy to feel at home. The availability of a washer and dryer was a much-needed convenience during my trip.

The Condo itself was incredibly comfortable, providing a cozy retreat after a day of exploring. But what truly stole the show were the mesmerizing sunsets that painted the sky every evening. Falling asleep to the soothing sound of the ocean waves was a magical experience that I won't forget. Highly recommended for anyone seeking a serene and unforgettable getaway!
One more delightful highlight of my stay was the fresh and delicious poke available downstairs.

The view is unmatched- watch the surfers and sea turtles from your balcony. This condo was also the best equipped of any of I’ve stayed in on the island or otherwise. It had beach towels, two beach chairs, a beach umbrella, several fans, laundry and dish soap and even extra toiletries including bug spray and sunscreen. The kitchen had seasonings, grill supplies and everything you need to pack up a picnic. Yes, the back bedroom is warmer, but crank up the air and keep the door open and it’s fine.

We were very happy with our unit. It was well appointed, comfortable and very clean. We especially appreciated the grab bars in the bathrooms and the sunscreens on the lanai. We loved the view from the lanai and spent most of our time there. And we enjoyed hearing the sound of the crashing waves from our bedroom at night. Additionally, the manager was very responsive to any concerns we talked to him about. We wouldn't hesitate to stay there again.

We had a wonderful experience staying in 317 and the view really can't be beaten. There was plentiful parking, a fully equipped kitchen and several stand up air conditioners. I would suggest updating the living room furniture as it is stained outdated and a little uncomfortable to sit on.

The day before our arrival, we received a call letting us know that we were able to check in early. What a terrific surprise. When we arrived, the first thing we noticed was how beautiful the view is, it is breathtaking. The entire condo was immaculate and you could tell that the owner put immense thought into making it comfortable for guests. We had access to sunscreen, bandaids, plenty of towels and beach gear! The ice chests made our trips to the beach so nice. The location was ideal. We even walked down stairs to get a bite at Da Poke Shack, which was outstanding. I would LOVE to stay in this unit again.

We loved this condo. The decor is even prettier than the photos show, the view of surfers and lagoon and waves is incredible. The sound of the surf was a treat. The lanai was totally clean and comfortable and inviting. The place is very thoughtfully stocked for the perfect vacation. I was so pleasantly surprised again and again. The beds were very comfortable and it was just an ideal space and location.

The only suggestion I have is to get new dining room chairs as the present cloth sling chairs have sunken seats and the little pillow don’t make up for it so it is very uncomfortable to sit at the table and eat. Any size person also ends up sitting very low which is awkward and not inviting.

The ease of getting there, the little beach out front to dip your feet in the water, the proximity to the ebb and flow of the waves and the ease of getting to Kona, South Kona, and the mountain communities was just fantastic. I would stay again in a heartbeat. The condo even has a notebook with details on the history of the region, guidebooks, and curated books and movies about Hawaii. I soaked it all in and really appreciated the thoughtfulness.

We had 4 adults in this unit and it was extremely comfortable. Of course, we were on the deck most of the time due to the beautiful veiw! The front bedroom was comfortable, I can not say 'quiet' because of the surf. We were there on a EXTREME high surf time and it was loud. We are beach people so we are used to it. We did need to close the sliders at night due to the beautiful noise. We found this condo very comfortable, temp wise we were never hot. The bed is super comfy and had many different pillows to choose from. Very well equipped with coolers and beach stuff. very well maintained and clean. I will definitely be returning!

Highly recommend staying staying at this location. Wonderful location, quiet, beautiful view, clean, and some nice amenities that most rental locations don't have, such as: handbook with ideas for your stay, pencil and paper available, night lights in the bathrooms, safety handle bars in shower, bathmats, enough soap for use for your stay. Also, Wayne, the manager of the property was always available to answer any questions.

We love falling asleep to the sound of the ocean. And this place is perfect for that! Also just the calming views of the ocean - not to mention the occasional whale sighting. Love the microwave drawer and the globe stove fan. A handle fell off in the kitchen and was fixed almost immediately. We absolutely loved our stay and highly recommend! PS Manager easy to contact and very responsive.

Lovely little 2 bedroom apartment with countless little extras on hand, including kitchen items you might not think of and even extra beach towels. Red Awning associates were quite helpful and responsive, which was great since I had zero returned emails or phone calls from Wayne at Sunsets over a 2 month period, and the front desk was adamant that they were not to be involved with that portion of the rentals. I would recommend the location if the property manager was attentive.

The condo we stayed in was very nice, well equipped and clean. Decorated very tastefully and a good size for 3 adults. Beds were comfy and it had everything we needed! View was spectacular! We always go for an air-conditioned unit but we vacationed in October and we’re promised a good breeze and we got one. We were very comfortable with the temp of condo and there were lots of fans as well. Very nice place!

Loved everything about this unit! Stunning views, close to highways, as well as close to shops, dining and more. The extras (kitchenware, beach chairs and umbrella, coolers) made this condo unit beyond superb! Being within sight of one of the best Poke places on the island was also a HUGE plus!
This is a great unit for couples or families with littles, teens or older folks.
This condo is not like any other waterfront condo in Kona. The private beach area, never ending sounds of waves, as well unimpeded views of the ocean, surfers and sunsets makes this location one of THE best on the Big Island.

The view from the balcony is wonderful & the place is cute. It is near a little strip with food and shopping. The poke spot in the building is excellent. I’d stay here again.

Had a wonderful stay in Kona Bali Kai for 8 days. We love the ocean view in our patio & is conveniently located to beaches close by. The living room & kitchen are updated & complete with amenities. We will definitely go back & stay @ KBK. The only minus factor was the elevator not working & the manager didn’t notify us prior to our stay.

This place was magical! I had never been to the big island before, and we had come here after staying a few days in Oahu. The BI is very different, with all the lava flows and its many climates. The beaches are not what you would expect because of the lava rock, and the island itself is pretty much either Kona or Hilo, with lots of open land in between. But the unit at Kona Bali Kai was the perfect start and finish to every single day there. The sunsets are spectacular from both the patio and the beach below. The complex itself is very close to restaurants, stores, markets, and running paths. You are literally close to everything, and when you are in the unit, you feel like you are in paradise at home.

We have stayed at the Kona Bali Kai twice now and this condo is our favorite. Can’t beat the ocean views. This condo must have been recently updated. Everything was in great shape. Beautiful paint, amazing kitchen cabinets with everything you could possibly need for your stay and more, nicely stocked bathrooms and the beds were very comfortable. They had snorkel gear, coolers, grocery bags for the store and so much more. I can’t think of a single negative thing to say about this condo. I would recommend it to anyone wanting an oceanfront experience at a great price. We found the condos on VRBO are more expensive.

Our condo rental at the Kona Bali Kai fit our needs perfectly. The location is centrally located to shopping, dining, and beaches. The unit was clean, well appointed, and had everything we needed. Highly recommend a stay here...will NOT be disappointed.

On our first morning in the condo, we headed out to buy groceries but could not get out the door. The deadbolt lock broke, and we were trapped. Eventually the Kona Bali Kai site manager came and rescued us by passing a screwdriver through the louvered window and telling us how to dismantle the lock. I suggest that the owner either install a new lock or cover the hole where the old lock used to be, but not merely re-install the old lock. The problem could recur but with disastrous results. Anyway, after that initial disruption, our stay at the condo was excellent. What we like best about Kona Bali Kai is how close it is to the water. We love to see and hear the waves crashing in, all day and all night. I think you should stress that in your advertising. You can't get closer to the ocean than this, without risk of drowning.

This condo and the view is so beautiful. Convenient location and everything you need to enjoy your stay. Very clean and comfortable. The kitchen has been nicely remodeled and the furniture was very comfortable. We loved seeing the turtles in the lava pool every morning. The master bedroom bed was very comfortable. We loved listening to the crashing waves as we slept. Spent a lot of time on the lanai watching the surfers. We had a very comfortable and pleasant stay here. We were very happy with our choice. I would recommend this condo to others and would stay here again if we return.

A great ever changing view is had of the beach and waters from a very nice apartment. The rental was well stocked with the everyday needs of a home away from home. Major attractions and points of interest are within an easy drive of the rental.

My family and I enjoyed our stay at this property. The space was perfect for two adults and our two teenagers. The kitchen was fully stocked, there were great beach supplies (chairs, bags, umbrellas, coolers, and boogie boards). I HIGHLY recommend this property.

The rental is in a great location. Awesome views. Short drive to very good beach. Nice pool. Nice seafood restaurant in same location.

Great location, close to everything. The condo was just as pictured, just above a little sheltered pool in which we saw Turtles Daily.
Management company is not on-site. We arrived a couple hours early, and could not get in. The lock is time activated and we did not ask for early check in. Management did not answer calls until after our check in time passed and we had already gotten in. That was the only hiccup in the trip. The breeze and ceiling fans adequately compensated for no A/C. We were very satisfied with our selection of this property for our stay.

Very nice place, ocean front. Close to all activities. Overall the complex very well kept, and quiet. Condo is clean comfortable.

This condo is older but is clean & well equipped. The highlight for us was the lanai we watched the sunset every night. We really enjoyed the lounge chairs & it also had a table & chairs so we spent all of our time on the lanai. The bedroom patio doors opened up to the lanai so we could hear the waves all night. The pool was clean & they had security also. Great condo but no direct access to the beach.

Our first trip to the Big Island and my mom's (82 years old) first to Hawaii. We wanted to enjoy a condo right on the water and we truly loved it. Every morning we would see turtles in the tide pool directly off the lanai. There is a sandy beach adjoining it and we were pleased to see turtles on the beach several afternoons. A popular surfers beach is at the south end of the complex and we enjoyed watching surfers ( up to 10 plus) everyday of our stay. The condo has two separate bedrooms and two washrooms.
Bus stops directly at the condo complex ( both directions).
The property management was excellent and catered to any concerns that we had. We truly enjoyed our stay and would recommend it to everyone. Thank you for an enjoyable stay.

On a separate note , there is a popular youth hostile across the street that was more than pleased to receive any left over food and beer when your stay is complete. (Saves sending much of it to the garbage)

We had a very nice stay at the Kona Bali Kai unit 317 in April 2017. It's a 2 bedroom condo approx. 5 minutes drive from the center of Kailua (Kona). I believe it has a max. occupancy or 4 persons as the wicker sofa in the living room is not a pull-out bed.
The master bedroom facing the ocean is excellent, with full on ocean sounds and views 24-7, but the second bedroom which has windows that face busy Ali'i Drive, is quite noisy with traffic sounds from 5am until 11pm at night and could be quite a problem if a person is a light sleeper. The noise would probably not disturb a child as most children sleep pretty soundly, but I found it quite a distraction.
I thought that the double sized beds in both bedrooms a little small as most couples are accustomed to a larger size bed these days.
This unit is a little dated, but clean and well cared for. The kitchen appears to be original as well as the stove and fridge, but everything works and has been kept clean. The kitchen is fairly well equipped. We spent most of our time out and about, but when we were in the condo we were on the lanai. The lanai is large and the view is outstanding, so naturally we ate our meals out there and read and relaxed in the afternoon sun. There's a popular surfing spot just to the side of the condo called Banyan Park, and there are surfers playing daily in the waves for our entertainment! The tide pools on the oceanfront side of the building have at least 5 different sea turtles feeding all day, so it was a joy to see them so close. This unit doesn't have Netflix or similar, but we did use the wifi successfully. We also enjoyed swimming in the pool in the evenings. The pool is rarely busy and often you'll have it all to yourself. All in all, we enjoyed our stay in 317....queen sized beds would have made our stay much more comfortable tho'.

This is the third time my wife and I have stayed here (at Kona Bali Ki, not unit 317). This is our first time with kids, and in unit 317, previous time was about 2008 before we had kids. We love this place. In most of what I read about Kona Bali Kai, the vast majority of people that are disappointed in their stay book through the Kona Bali Kai itself and sometimes don't get the location they paid for or were promised. In this particular case, rest easy because if you are booking here, you know you're getting unti 317! If you are expecting a posh resort, where you lounge on the beach all day, look elsewhere. If you are looking where you can get million dollar views on a budget, this is a winner. Interior could use some updating, but it's not a huge deal. There's not exactly a ton of places where you can get this location and view for under $200 a night. Millers surf shop on site is great to rent snorkel gear and Da Poke Shop, also located on site has amazing poke, some of the best to be had on the island.

The property was wonderful. The unit is a little dated, however everything is clean and comfortable. The lanai faces the ocean and the view is fantastic. Nothing better than to fall asleep to the sound of the waves crashing on the shore.

We were comfortable in this nice condo, it had all the basics we needed plus some extras. The view over the water was spectacular and it was nice swimming in the evening at the pool. The cookware could be updated as some of the pans were scratched. It stayed plenty cool with the fans and I didn't feel I needed an air conditioner. I would definitely stay here again.

Stayed in this condo for 28 nights. Wonderful location and view, all appliances and plumbing worked as they should, clean and pleasant. The condo was cool enough with sliders open and fans on. Had seen earlier reviews saying the mattress was like sleeping on rocks. We saw no problem at all with the bed so maybe it had been replaced or our opinion was different. Overall, for the price, we would stay again. On the negative side and nothing against the condo itself, but the smokers (and there seem to be many) like to light up right in front of the unit. The smoke drifts up and onto the lanai. We slept with the slider open to the ocean every night and waking at 0630 to the smell of cigarette smoke coming in the room does not mix well with the sound of the waves and birds welcoming a new day. I talked to security about the concern. Security said they talk to the people when seen smoking and tell them of the designated smoking area at the end of the complex, but are usually ignored. Maybe posting something in the area would help, but who wants to spoil such a beautiful view with a NO SMOKING sign.

The condo was clean but could use a bit of remodeling and upgrading. The few minor things that needed fixing were taken care of quickly and professionly. Would stay here again. We spent a lot of time on the lanai relaxing and watching the turtles, the waves, and the local surfers. The unit was older but homey ans fitted out with extras like snorkel gear and detergent. We liked the Poke Shack downstairs and the nearby small grocery. The location was close to several beach parks and the Keauhou shopping centre.
The pool was refreshing, the WiFi was fast, and the overall impression was relaxed and hassle-free. One suggestion: provide a small booklet of condo tips and local interest stops for renters' information.

We have never rented an ocean front condo before and this was definitely the way to go. Loved the private beach, the security was great. The views were awesome. This unit was clean, had your own washer and dryer in the unit. Had everything you needed, including some things we weren't expecting. I cant get the ratings to work on your survey, I would give the general condition a 4 as there are some minor things to fix, 5 for location,4 for property cleanliness, and 5 for professionalism of property company. I would definitely stay here again.

We love Kona Bali Kai 317- the view is great and it's so nice to have a proper homebase to return to after each day's adventures. I really wish the owners would get a new mattress in the master bedroom as it is like sleeping on bricks. We also could not find the guest book this time we stayed, no matter where we looked, so had to email for the wifi password- perhaps pinning a list of frequently used phone numbers, FAQs, and the wifi password to the side of the fridge would be a good idea?

Falling asleep to the sound of the ocean waves was fantastic. The unit is older, but we didn't really spend much time inside apart from the main bedroom which has a huge sliding door that opens onto the lanai.

The location was wonderful. the condition of the facility was lacking. The vertical blinds needed repair/replacement. The overall condition of the cabinets was poor. We had a leaking faucet in mastwr bathroom.

I LOVED Kona Bali Kai and plan on coming again. It was amazing to fall asleep and wake up every morning to the sounds of the ocean. I could view the sunset from the lanai and were greeted with sea turtles every morning.
Pros-further down than the tourist trap, private lanai, ocean views, adequate parking, friendly staff.
Cons-I assume due to salt damage...sliding doors hard to open and shut, TV connections worn (yes we actually did attempt to watch a movie), washer lock made it hard to get our clothes out, snorkeling set doesn't work so buy/rent your own.
Honestly, there were so many positives that those little inconveniences didn't even matter. I'd rent this place again in a heartbeat!

Great location, great view, and great pool/spa! We loved our time at Kona Bali Kai and hope to come back soon! We have already recommended the unit to a few friends hoping to come to the Big Island within the next year.

Being in this ocean front unit made us feel like we were not missing a thing when we were in the condo, just looking out the window we could see the gorgeous view, sunsets, surfers and whales. The unit could use some updating but it was very comforable and clean.

There were some prolms with the washer and the refrigerator. The table on the Lanai isn't large enough to seat 4 people for dinner 9(it is is like a small pub table and not a patio type table). The pots, pand and skillets are great for anyone who likes to cook. The knives were sharp!!! I think this unit could use some updating, as compared to other units we have stayed in at Kona Bali Kai. The views are terrific.

It still needs more pots and a new set of silver wear. other wise okay

Over all thhe place was clean. But the tile floors need to be steam cleaned they are very DIRTY my feet on the bottom looked like I had been walking in mud from the first day on.

Needs more storage for clothes. Other wise the unit has it all.

Overall this was a nice unit for great location, nice lanai/deck, great views, BUT, it needs some repairs and cleaning. Lights in bedrooms and entry did not work,master bath needs a good cleaning, and rust is showing in parts of unit.

Have stayed many times at KBK because it has the best view from the lanai, best poke shop on the grounds, turtles, dolphins and whales out front and just two miles from the best snorkeling at Kahaluu Beach Park. The unit has everything you need for a pleasant stay right down to beach mats and ice chests.

The unit was in a great spot, although not walking distance to town. Great view and the crashing waves to lull us to sleep was fantastic. The unit itself was very clean, but dated. Badly needs an upgrade. The bed was hard as a rock and the linens were very cheap. DVD player did not work and no land line.. Wifi was provided and the cooler and beach supplies were great. Had in room washer and dryer so that was a plus. Had a great stay on the island and you are not in the room much, but definitely could use upgrade all around, ESP bed and bedding.

Fantastic location and value in paradise. Sunsets every night over the water. There is just no way to beat the beautiful waterfront views from the lani and the sounds of the ocean waves all day and night. Fabulous. Tidepools with turtles and all kinds of sea life kept the kids busy every day. Great BBQ facilities right out front. We left some laundry in the dryer and management was fantastic in helping us get it back.

The unit was oceanfront and had a lovely lanai for dining and general enjoyment. I highly recommend this unit.

Have stayed several times at Kona Bali Kai and love the place. Units 317 sits right above the pool where the turtles hang out. From your lanai you see dolpins, turtles and in season whales. You are close to shopping, resturants and great snorkeling sites. Compared to other units at KBK the unit is a bit dated. But who cares, you'll spend all your time on the lanai. We love coming to this unit and will continue to return in the future.

The pictures online did not do the property justice. We loved the location, and the view from the huge lanai was fantastic. The tidal pools below, full of all kinds of sea life and lots of turtles, were a big bonus. We are looking forward to renting the property again.

We enjoyed our stay but the TV in the common area is tragic, we didn't get all the channels and had to watch football in the bedrooms. we moved one of the tables and the amount of dirt under it was gross.

The Poke Shack was a definite bonus.

Overall, I'd give 4 1/2 stars. Clean, comfortable place. Kitchen well stocked with utensils; plus bonus stuff like coolers. Never watched TV the whole time, just sipped wine on the balcony and watched the ocean. Best part was the management: very accommodating. The only thing that made it a bit less than perfect is one bedroom faces the street and outside corridor with little sound insulation: quiet enough at night but less so after 7 or 8 AM.

Very nice unit. Quiet and easy to get to.

The beauty of this rental is the large lanai opened directly onto the ocean with a gorgeous view through palm trees, with lava formations on the shore that form a tide pool where turtles rest and eat. and a perfect spot to watch beautiful sunsets. The staff were so friendly and helpful even though we were not with their particular company. Paul even came up to our unit and helped me with computer problem which was greatly appreciated. We enjoyed our two weeks very much.

This is an ideal location if you like the roar of the ocean 24/7. Awesome sunsets and a great Poke Shack downstairs. The unit itself was great but a bit dated. Other units we have stayed at were updated but the lanai furniture was very comfortable. Best feature is that the bedroom is located off the lanai so all you hear is ocean. During the season whales play out front. Can't go wrong at this place!!!!

Can't walk into town (it's probably 3-4 miles) and not on top floor, but as long as you can sleep with the pounding sounds of ocean waves, you should like this place. Wonderful sunsets, frequent sea turtles just 30' away, and easy to get to the main highway to reach other parts of the Big Island.
